ROOM for sublease, June-Aug, Washer/dryer, pet friendly, stove, outdoor space

Hello putting this out there for anyone looking for a place for the summer and possibly beyond. Looking for somebody to sublease my room between Jun-Aug for 700$ a month. House is a duplex with 3 people living in each area. This is not a frat house, so no parties and landlord doesn't allow smoking in the house, outside is fine.

Utilities are extra and based on usage. They cost an average of $100 per month.

The house is 3/4 mile from the Mobil downtown and 1.5 miles from SUNY New Paltz. Very close to My Market

If you like the place landlord will most likely offer the room to you for a year or maybe one upstairs if available, she's nice and will work with you. Details on space below

The common area and bedrooms are furnished with everything you need except a bed. You cannot bring living or dining room furniture because the house is fully furnished.


Included in the bedroom is a dresser, rug, nightstand, desk/chair, garbage, 2 windows shades and 2 lamps. Room also has pretty large closet. We ask that you don't bring more furniture, except a bed because the house is fully furnished.  Washer and dryer included for free. There is a communal back yard with table/chairs and brick patio for all tenants to enjoy. 1 bathroom with shower shared

There's a kitchen with stove/oven, sink etc and shared Common area. Any gender accepted. There is a driveway to park in.

This house is pet friendly. One pet is allowed per unit and a separate pet rental agreement applies to each pet. Not sure what landlord is charging for new tenant.
