Female grad student looking for room for '14-'15 school year

Hi everyone! I'm going to be a second-year grad student next year and I'm looking for a room in New Paltz. I've written out the things I'm looking for, but these are flexible, so please contact me even if the room you have doesn't have all of these things!

-Rent up to $525 including utilities
-10 month lease (or a month-to-month lease) starting in August
-Off-street parking
-Furnished at least with a bed
-NOT a party house
-Would be great if it was walking distance from campus
-Would prefer to live with females

I'm a non-smoker and I'm clean, responsible, and mature. I'm hoping to find a quiet place where I can get schoolwork done.
