Two Housemates Needed for January in funky farmhouse!

Dear Person Looking for a good place to live,

We are two good people looking for two additional housemates to fill our four bedroom/two bath household. There are two rooms for rent in our very cool house that is  just a 7 mile drive to SUNY New Paltz campus and New Paltz village. One of the rooms is small but cozy with one closet, and the other is large with two big closets. The smaller room is $600 and the larger is $700 per month and rent is all-inclusive covering all utilities, wireless Internet, basic cable TV, driveway snow plowing, yard care, and garbage/recycling removal.  Both rooms have hard wood floors and tall ceilings and windows.  We do have cats at the house but we aren't allowed to have any more pets (sorry). It is  important to us that you enjoy being around cats and are kind and careful with them. Long- or short-term rental is okay. There's no lease for you to sign. The rooms are available for January (maybe sooner if necessary). Housemates must be non-smokers. This issue is definitely a deal breaker: all renters here MUST be non-smokers. Not planning to quit, not trying to quit. This is not just about not smoking inside the house - we are looking for housemates who really don't smoke tobacco ever.

Our place is a hundred plus year old farmhouse with character and charm, including high ceilings, hardwood floors and tall windows. There is also a large capacity washer and dryer, fully equipped and comfortable kitchen, and a bright/pleasant full bathroom (with tub). Housemates have your own pantry space and storage in the bathroom. In addition there is a very dry basement for any storage and a large, glassed-in front porch (for bikes, gardening tools, etc).

Our enormous backyard has plenty of wild and cultivated flowers, flowering trees, a fire pit, and a large lively pond complete with adorable muskrats and ducklings in spring. Beautiful birds, chipmunks and other wildlife frequent our huge yard. We also get blackberries and blackcap raspberries for picking in summertime.

The household is fairly artsy, and has been home to many artists, musicians and writers, but we're open to anyone respectful, kind and considerate. We do take care of the house and keep it clean, and hope you would do the same. Vegetarians are welcome, but this is not a vegetarian/vegan-only house.

The house is right across the street  from Wright's Farm Market. They sell  fresh produce,delicious homemade baked goods, cold beverages and hot coffee year-round. From the house it is a short drive to the beautiful Minnewaska State Park Preserve and Mohonk Preserve on the Shawangunk mountain ridge for fabulous  hiking, mountain biking and climbing. Gardiner town proper is just 2 miles down the road and has a post office, hardware store, library and pizza place etc and there is a Hannaford grocery store and a Stewart's gas station and convenience store just a five minute drive from the house.  The area is charming and the drive to New Paltz is beautiful with its views of the mountains and miles of apple orchards. If you are a student or teacher at the SUNY New Paltz you can count on being at the school (even when the weather is bad) in less than a 10 minute drive as our street runs along the back of the campus.
