My dear friend is finally moving back to the Mid-Hudson Valley after living on the West coast for over 25 years. She's a responsible, compassionate, clean and quiet professional with 2 indoor cats. She has accepted a position as an Acupuncturist/Herbalist at a Healing Center across the river. She would like a 1-2BR anywhere in the New Paltz/Gardiner/Highland/Esopus/Rosendale/High Falls areas. We have a very sweet and very tiny studio apartment for rent as of April 1st. It's the top floor of our 1800's eyebrow colonial home in the historic hamlet of High Falls. Original wide board floors. No stove only a fully stocked kitchenette (microwave, toaster oven, electric griddle, electric tea kettle, crock pot etc. plus a 3/4 sized fridge/freezer). Separate entrance. Quiet dead end street. Only a two minute walk to town and a 15 minute drive to SUNY New Paltz campus. Perfect for a graduate student or visiting professor. One well behaved pet may be considered. $800/month includes absolutely everything. Looking for someone who will be responsible and comfortable with open communication. We have 2 dogs in our part of the house, so an animal lover would be a good match since you will definitely hear them barking at times. Includes space to share in our fenced vegetable garden. We need 3 references and will happily give you references as well.

Hello! We have a very sweet studio for rent in High Falls available September 1st. We are a 15 minute drive to campus. $700/month rent includes hidden charges for anything else. It's the upstairs level of our 1800's eyebrow colonial home with your own private entrance. We are on a quiet dead end street surrounded by woods, but are a 3 minute walk into the heart of High Falls with a charming assortment of shops, restaurants and art galleries. We are walking distance to the High Falls Food Co-Op and the beautiful "High Falls" waterfalls and the D & H Canal hiking trail. We are looking for a non-smoking, responsible and friendly person with excellent references. We are happy to share references with you too. We have a huge raised bed vegetable garden that you would be able to share.  We have 3 dogs, a cat and a guinea animal lovers are most welcome. We allow well behaved pets with an extra deposit. If you are interested and want to come and see it, please reply ASAP. We hope to make a decision in the next week or two.

We have a very sweet studio apartment that is the top floor of our home. The rent is $700 a month including everything: heat, electric, garbage & wifi. We share the front door that enters into the mudroom but then you have your own private entrance. It's an old 1800's eyebrow colonial home so the floors in your studio are the original wide board floors. When we renovated the upstairs to make it into an apartment, we refinished the floors and they make it very cozy and quaint up there. There is a kitchenette with a 3/4 sized fridge but no full sized oven/stove. It does come stocked with every kind of electric counter top appliance you can think of (crock pot, electric griddle, double hot plate, microwave, toaster oven, tea kettle, coffee maker). We are in High Falls which is about a 15 minute drive from campus. We are 1 mile from the High Falls Food Co-op and only 3 miles from Rosendale (a very funky and fun little town with a great cafe with live music...and the Rosendale Theater, an independent cooperatively run movie theater). It's very quiet here as we are the only home on a dead end street surrounded by woods but we are only a 3 minute walk into the heart of High Falls with restaurants and art galleries and shops. There is a beautiful hike along the D&H Canal in town and also the waterfalls (High Falls is named for them) which is a beautiful place to walk too. We have a kayak you can borrow. We put in right in town. The only thing that is not quiet is our dogs! We have 2 sweet but high energy dogs and they bark whenever someone comes in and goes out. They also howl everyday when the noon siren goes off at the firehouse. Give a call if you'd like to come by and see it. Our current tenant is graduating with her MA in December. The original wide board floors are warm and inviting. Our beloved tenant is graduating this May with a MA in sculpture and we are so sad he's leaving. We need to find a new tenant either for June 1st or mid-August for the start of the Fall semester. Our home is on a quiet dead end street surrounded by woods but you can walk into High Falls in about 3 minutes. It's a lovely little town with restaurants, shops, galleries and hiking trails. We are a 15 minute drive to campus. The rent is $700/month including EVERYTHING. No hidden fees or charges. I also often cook too much so you are welcome to enjoy the occasional free meal too.
