Picture a newly-renovated ranch style home with lots of light, color and character located on Route 32 between Kingston and Rosendale, 2 vibrant towns. This  house features 2 skylights, hardwood floors, kitchen with cathedral ceiling, private back yard, gardens, a frog pond, sun-room, conservatory/plant room, 2 bedrooms, studio/workroom/additional bedroom, spacious full bathroom (stand up shower and sit down tub) and a half bathroom, multiple decks with grill and picnic tables (so you can find the sunny or shady spot you desire), wood stove, washer/dryer, microwave, wi-fi, HDTV and Blu-ray player with selection of disks. The house has cedar shingles with purple trim. There is no dish-washer, garage, or air conditioning  but there is parking off the road and it is a very shady area. It has 1400 square feet of living space on about .6 acres of land with adjoining woods.

The surrounding woods are ideal for walking, mountain biking or cross-country skiing/ snowshoeing. Walk out the back onto Fly Mountain. There are beautiful rock outcroppings directly in back. The grounds feature rustic trellises and gateways and a gazebo in the style of the area (see Mohonk Mountain House on New Paltz, Poet's Walk Park in Rheinbeck). Out the front is the Hudson Valley Rail Trail now in development that will link Kingston to Wallkill in the South with a 38 mile walking/cycling trail. Also not far is the Hudson River with it's many parks and lighthouses.

The house is furnished with 2 queen-size beds, a twin-size bed and a convertible sofa in the living room. Also it is full of original art-work of a folk art style. The kitchen and other rooms are also decorated with colorful baseball caps, men's ties, masks, lava lamps, and house plants. Included are the use of 2 mountain bikes, a set of men's cross-country skis and snowshoes.

Please note that the road in front is a busy State Highway but it does quiet down at night. If you are used to a city it won't bother you.

The neighborhood is working class. There are fine restaurants such as Rosendale Cafe and Market Market in Rosendale and Duo Bistro, Anchor Pub, La Canard Enchaine, The Elephant for tapas, BSP Lounge (music club) in Kingston and the Falcon (jazz club) in Marlboro and fine shopping at Milne's At Home Antiques in Kingston. You do need a car. New York City is accessible by car or bus for a day trip. There are also many local festivals throughout the year such as the Rosendale Street Festival (music), Rheinbeck Sheep/Wool Festival, Phoenicia Festival of the Voice (music), Bard Summerscape Music, Saugerties Garlic festival, Kingston Festival of the Arts, Kingston's First Saturday (art), New Paltz Regatta, etc.
