Seeking three students to share a house with two others who live upstairs. Single-family house, a 1- or 2-minute drive to campus (car required even though it is an incredibly short drive of 1/3 fraction of a mile.)  You each will have your own bedrooms; one of you will have a private unshared bathroom just for you, and the other two of you will share a bathroom.  Nice common space: open plan kitchen/living space with dishwasher, newer appliances.  Sliding doors off the dining/living area lead to a patio and absolutely huge backyard.  One bedroom has a fireplace mantel! (non-working fireplace is decorative only, very charming.) One bedroom is absolutely huge. The third bedroom is a good size too. Write for photos to get an idea of the place, if you cannot visit in person. Lease begins August 1. LESS THAN 1/3 of a mile FROM CAMPUS - along South Chestnut/Route 208 from the West Entrance to campus at West Hawk Drive.  West Hawk Drive is by the new dorms, running track, and the soccer fields.  For safety reasons on 208, a car is required, please no exceptions.  Ample driveway parking.  The two residents of the upper level of the house have their own kitchen, living/dining space, and bathrooms upstairs, along with their bedrooms, but they are your housemates in this single-family house, because they share the house's common spaces, including laundry room with washer and dryer, driveway, backyard. You and your two friends have your own entrances, so nice. No inside smoking, but one cat is OK, LGBT-friendly, drug free.  Nice house, nice people, three more nice people (with cars) wanted.

Note, we are looking for students who have lease guarantors (a lease guarantor is a parent or other responsible adult who signs to guarantee your rent is paid on time). Note, there is a maximum of five students, or five unrelated persons, permitted to share single-family houses in New Paltz; that is the law in Town.  We are looking only for three more students to complete the group. 

Your rent contributions toward the group lease is $785 per person, which includes the following utilities: Oil heat is included, water and water system maintenance, trash & recycling collection, driveway plowing, lawn maintenance, all included.  You share only electric and wifi charges, all housemates contribute equally to those accounts which are in housemates' names. Unfurnished, but it's possible that the basics can be provided if needed (bed frame, mattress, desk, chair). MASTER BEDROOM WITH YOUR OWN PRIVATE BATH available June 1.  One person wanted to join group lease of house.  There is a maximum of five residents permitted, you would be the fifth.  Your portion of rent is $775 which INCLUDES HEAT (oil heat is provided by owner).  Nice large corner bedroom, large window, double closet, your own private bathroom with a shower (rare in New Paltz).  Big kitchen with dishwasher, and off the living area is a deck, and an Absolutely Huge sunny backyard.  Hardwood floors.  House is on two levels: you would be sharing the upper level including the sunny, open kitchen/living/dining with two females who each have their own bedrooms (one is a recent New Paltz graduate and the other is graduating soon), bathroom, and their cat.  No additional pets permitted, as this cat is king. Your housemates in the lower bedrooms are one male and one female, New Paltz graduates, with their own kitchen and bathrooms.  You all sign the group lease of the entire house. (This is Not a boarding house, which is the only type of house where single room leases are permitted.  This is a private, single-family house, and in New Paltz, a private house means that there is a legal maximum of five persons permitted to share the house.). The current fifth resident whom you would replace is a graduating senior who is moving on after graduation, while the others all wish to remain. 

Located on Route 208 one minute's drive south of the campus entrance that is near the soccer fields and new dorms.  Just one minute's drive from that entrance, just 1/3 of a mile, however a car is required on Route 208 for safety reasons as there are no sidewalks.  One mile from the house to Main Street (the traffic light by Bacchus and the Post Office, at the intersection of 299). Driveway parking with spots for every resident's car (car required). 

Rent includes heat, hot water, weekly trash and recycling pickups, lawn maintenance, driveway plowing, water system maintenance, washer and dryer, ALL INCLUDED in your $775 rent.  Not included are your equal share of electricity and wifi, as those accounts are handled by your housemates.

NOTE: The current group of five residents have requested to renew for another lease term, with the exception of the one graduating senior, but they need a fifth -- you.  In fact, this will be the fourth lease term for several of this group!, as they love living in the house very much and every year they have requested to renew.  We have one rare opening, and we're seeking preferably a nonsmoker (no inside smoking permitted) who gets along well with a cat, is a good communicator, and who has a parent willing to sign a lease guarantor form.  All five residents' parents sign their own lease guarantor form, guaranteeing just that their student's rent is paid. This is a requirement, so ask your parents if they will back you up this way, and if so, please be in touch.

One-year lease term begins this JUNE 1 and runs through May 30, 2024.  Note: although the room is unfurnished, landlord can provide some basics if you require (bed, desk and chair).
